Roof. A professional inspection annually and after every named storm, focused on fasteners, flashing, sealant at penetrations, and — on tile roofs — displaced or cracked units. Sealant at penetrations is a consumable, not a permanent detail.
Windows and doors. Clear the weep holes annually so frames drain instead of holding water; lubricate hardware with a marine-grade product; check gaskets and weatherstripping; inspect impact-rated units and their hardware, since a storm is the wrong time to discover a seized lock.
